General Terms and Conditions (GTC)

1. Scope and Applicability
These General Terms and Conditions (“GTC”) apply to all bookings, stays and services provided by SwissVida GmbH, Switzerland (“SwissVida”), regardless of whether the booking is made via the SwissVida website, email, direct contract, or third-party platforms (e.g. Airbnb, Booking.com). By completing a booking, the guest confirms that they have read, understood and accepted these GTC.
2. Nature of the Accommodation
SwissVida provides fully furnished business apartments for temporary accommodation only. The accommodation is not intended for permanent residence and does not constitute a residential tenancy agreement within the meaning of Articles 253 et seq. of the Swiss Code of Obligations (OR). Registration of the apartment as a primary residence is not permitted.
3. Contract Formation
A binding accommodation agreement is concluded when SwissVida confirms a booking in writing (including email or automated booking confirmation).
The following order of precedence applies:
1. Booking confirmation or individual agreement
2. These GTC
3. Detailed Guest Terms / House Rules (by reference)
4. Use of the Apartment
The apartment may be used exclusively for residential living purposes during the agreed stay.
The following are not permitted:
• Parties, events or gatherings
• Commercial activities
• Subletting or transfer to third parties
• Use by persons not registered in the booking
SwissVida reserves the right to terminate the stay immediately in case of misuse.
5. Occupancy and Guests
The maximum number of occupants per apartment is defined in the booking confirmation and must not be exceeded. Only registered guests are permitted to stay overnight. Overnight stays by additional persons require prior written approval by SwissVida.
6. Check-in and Check-out
• Check-in: from the time stated in the booking confirmation
• Check-out: by the time stated in the booking confirmation Late check-outs may result in additional charges or loss of the security deposit (if applicable), as they may disrupt cleaning and subsequent arrivals.
7. Prices and Payment
All prices are stated in CHF unless otherwise specified and typically include:
• Furnished apartment
• Utilities
• Internet
• Parking (if indicated)
Payment terms are defined in the booking confirmation. SwissVida reserves the right to require full prepayment.
8. Security Deposit (Optional)
SwissVida may, at its discretion, request a security deposit prior to arrival.
The deposit serves to cover:
• Damages
• Missing items
• Excessive cleaning
• Violations of house rules
If no deposit is requested, SwissVida’s right to claim damages remains unaffected.
9. Cancellation and No-Show
Cancellation conditions are defined in the booking confirmation or the booking platform used. In the event of a no-show or early departure, no refund is granted unless expressly agreed otherwise.
10. Mandatory Cleaning for Longer Stays
For stays exceeding 14 nights, professional interim cleaning every two weeks is mandatory. The cost and scope of cleaning are defined in the booking confirmation or Guest Terms.
Additional cleaning may be charged if the apartment is left in an excessively unclean condition.
11. House Rules and Guest Terms
All guests must comply with the Detailed Guest Terms and House Rules, which form an integral part of the accommodation agreement. These include, in particular:
• Smoking ban
• Quiet hours
• Waste disposal
• Use of common areas
• Care of furniture and equipment
The Guest Terms are provided via the booking platforms or via link prior to arrival.
12. Smoking, Noise and Conduct
Smoking is strictly prohibited inside the apartment and the building. Violations may result in:
• Immediate termination of the stay
•Additional cleaning charges
• Claims for damages and loss of income
Guests must respect quiet hours and other occupants of the building.
13. Pets
Dogs are permitted only with prior approval and subject to compliance with the Guest Terms.
Cats are not permitted.
Guests are fully liable for any damage or additional cleaning caused by pets.
14. Damage, Liability and Duty of Care
Guests are obliged to treat the apartment, furniture and equipment with care. Any damage must be reported immediately. Guests are liable for all damage caused by themselves or accompanying persons. SwissVida excludes liability to the extent permitted by law, in particular for:
• Loss or theft of personal belongings
• Indirect or consequential damages
Liability for intent and gross negligence remains unaffected.
15. Data Protection and Guest Registration
SwissVida processes personal data in accordance with applicable Swiss data protection law. Guests acknowledge that SwissVida is legally required to register guest details with local authorities (e.g. Canton of Zurich). For this purpose, guests may be required to complete an online check-in and provide personal information, including identification details, prior to arrival. Failure to provide the required information may result in delayed access to the apartment or, in justified cases, cancellation of the booking without refund.

16. Termination by SwissVida
SwissVida may terminate the accommodation agreement with immediate effect in case of:
• Severe or repeated violations of these GTC
• Breach of House Rules
• Illegal activities
• False information provided during booking
In such cases, no refund will be granted.
17. Applicable Law and Jurisdiction
These GTC are governed by Swiss law. The exclusive place of jurisdiction is the location of the apartment, unless mandatory law provides otherwise.
18. Severability Clause
If any provision of these GTC is held to be invalid or unenforceable, the remaining provisions remain fully effective.
